Asset Criteria

• Functional Class B and C industrial buildings.
• 20,000 – 120,000 Square Feet
• Site 3 – 10+ Acres outdoor storage strongly preferred.
• 18+ feet ceiling height preferred but not necessary
• Deal Size: $1 – $7.5M or above on a case by case basis.
• Credit or Private Tenants
• Below market rents strongly preferred.
• Potential Tenant Types: general distributor, building material distributors, plumbing distributors, industrial supply, electrical supply, telecom, tool rental, and many more.
• Cap Rate-Commensurate with market, credit and risk.
• Shorter lease terms considered on a case by case basis.
